Saw it from down the road while we were looking at another place, saw a big divit in the roof, and thought "looks like houso" (housing commission) so we walked down the road (like 4 houses) and checked it out, turned out to be for sale, was very run down and grass was waaay overgrown. But had potential, and the fact that the outside was all run down meant we could offer less for it! anyway, we organised to go look at it with my uncle (long time carpenter/builder/concretor/jack of all trades) he jumped up on the roof, took two steps and then decided it might be smart to get off..... long story short, he got up in the roof, every batton holding up the tiles was gone, most of the roof trusses were goneskies. you could make the jiprock wall sheets touch each other by pressing on the centres (wall frames had been eaten) They were asking $235k for the joint tooo! The little asian real extate agent (who was a bitch) tried to tell us for 14 thousand we could have it all fixed, the gutters fixed and live in it or rent it out..... yeah.... right..... land value in the area is roughly $170k. Our idea was to gut the place, and start with 4 walls and a slab and redo the whole lot. Only downfall was we needed the bank to lend us $60-70k ontop of the purchase price to rebuild the house.... that wasnt going to happen! We also were only looking at offering $180 MAX! the house is still on the market...... (5 months later... had already been on the market for about 12 months) and they have $210k NO OFFERS as the price! The advert even states its ready to move into. some people hey! Quote

That story sounds very familar.. My mum and I looked at a house about 7 years ago. It was advertised as ready to move in too. It was a 2 bedder and had a large block of land with a carport. Anyway when we looked at it the whole house needed re stumping. All the interior and exterior walls were asbestos and termites were pretty bad too. The were asking 150k. the agent said the price is negotiable. We didnt buy it but found out later the land was subdivided and they didnt tell us. And to make matters worse the house was going to be pulled down by the council. We ended up buying a great 3 bedroom BV house with a self contained bungalow for 115k. Just needed a paint job and the rear brick wall to be underpinned. Oh and bathroom to be fully renovated because of a leaking shower it rotted the joists. Not bad for 115k though. Better than the other shit hole that we could have bought and get demolished after 2 months. Some people hey! Quote
